HONEST NOTE ON THE WALK
It is a genuinely walkable mile in good weather, and plenty of guests do it. On a cold or wet November night most people drive it in five minutes or grab a rideshare — and your driveway is waiting when you get back. There is also active street construction in the neighborhood, so the walking route shifts from time to time.
Turn on the fireplace, hand everyone their own bathroom key, and let the weekend take care of itself.
Guest are able to use entire home except where there are locked spaces. Backyard is a large space for your dog when the need arises. Please do NOT leave your pet unattended at anytime.

Security devices: Exterior security cameras at the entrances may record video and audio. There are no cameras of any kind inside the home. A noise-decibel monitor in the living area measures sound levels only — it does not record audio or conversations.
Pets: Dogs only, up to two, registered on your reservation before arrival. They must be housebroken, under your control, and crated if left alone — never unattended. A pet charge applies. Note there is no door from the house into the backyard, so dogs go out the front door and around to the fenced yard.
Quiet hours: 10:00 PM to 7:00 AM. No parties or events, and no commercial photography or filming.
The neighborhood: Bates-Hendricks is quiet and residential, but the house sits immediately off I-65, so a train is occasionally audible late at night. Active street construction nearby can affect the walking route downtown.
Trash: Please consolidate kitchen and bathroom trash into large bags and place them in the outdoor bin beside the driveway.
Cancellation Policy: We follow the policy in place at the time you booked, as shown in your confirmation. If there is any chance you may need to cancel, we recommend travel insurance at checkout. Refunds are not provided outside the booked policy for weather, illness, or travel disruptions.
No Smoking: A strict no-smoking and no-vaping policy applies inside and out, for the benefit of guests with allergies. Any known abuse may result in a substantial fine.
Damage Protection: A damage waiver is included with your cleaning fee and covers accidental damage during your stay. Intentional damage is your responsibility. Please tell us about any damage so we can remedy it for our next guests.
Rental Agreement: A link to our rental agreement will be sent to you to sign before check-in. You may also be asked to verify your identity through a third party using two-factor authentication; we do not store any of your personal data.
