COOKING FOR A CROWD IS THE POINT
Most rentals give you one oven and a card table. This kitchen has two ovens, a full-size fridge, a dishwasher, a big island and a table everyone fits around. Guests keep saying the same thing — “everything in kitchen to make a Christmas dinner,” “gathering around the large dining table, sharing meals and making unforgettable family memories.” If you’re hosting Thanksgiving or Fall Release Weekend, this is the room.
WHEN THE WEATHER TURNS
A hot tub is at its worst in August — one summer guest told us it was simply too hot to use. October onward it’s the whole evening: steam, a glass of something local, the valley going quiet. The fireplace returns October 1, and the living room has deep sofas and big windows onto the yard.

A FEW HONEST THINGS
We’d rather you know now than be surprised. There’s no washer or dryer — a large laundromat is two minutes away on College Avenue. The house is on a busy street, so the front bedroom gets road noise.
You have the whole upstairs, but this is an older house and sound carries. There are two separate apartments downstairs that may be rented to other guests, each with its own entrance at the back — you won’t share a door or the driveway, but you will hear one another through the floor. Please keep quiet hours from 10pm to 7am, and go easy on the noise generally whenever there are guests below. Ask us any time whether the downstairs apartments are occupied during your dates.
The thermostat is on a shared system we manage remotely — message us any time. Shoes off, please.

Park in driveway at front of the house. Parking available for 2 vehicles. There is also parking in the back cul de sac for 2 cars.
EV Charging is available at the left side of the driveway. Please bring the appropriate charging connector for your vehicle.
You have a private deck upstairs to yourselves, with a hot tub, sofas and outdoor dining.
The main house living spaces are private.
We are in town, a few minutes away, and are available when needed. I will be as hands on or hands off as a guest desires.
✔️There may be other renters in the downstairs units. Because of this, we would appreciate honoring our quiet hours from 10 pm – 7 am.
✔️We have a noise monitor that will alert you if it becomes too loud.
✔️It records the decibels but not any audio of conversations.
The upstairs patio outdoor space is beautiful, private, and shaded area, designed exclusively for your group’s use. You will park in the driveway and use the front door exclusively, which means you won’t need to access any areas shared with the possible other downstairs guests.

The local grocery store and a delicious Mexican restaurant is a half mile away.
Cancellation Policy: We follow the cancellation policy in place at the time you booked, as shown in your confirmation. If there is any chance you may need to cancel, we recommend purchasing travel insurance at checkout. Refunds are not provided outside the booked policy for weather, illness, or travel disruptions.
No Pets and No Smoking: There is a strict no-pets and no-smoking policy for the benefit of all guests with allergies, and because the suites share a central HVAC system. No parties. Any known abuse of this policy may result in a substantial fine.
Hot Tub: Available year-round with towels provided; use is at your own risk. No glass of any kind in the spa. Please replace the cover and lock the safety strap after every use, and leave the floating chemical dispenser in place. Children under ten may not use the hot tub. Please do not use it if you are pregnant, if you have high blood pressure or other health concerns, or after drinking.
Other Guests and Quiet Hours: You have the entire upstairs. Two separate apartments downstairs may be rented to other guests, each with its own entrance at the back, so you share neither a door nor the driveway. Outdoor Cameras and Noise Monitor: Security cameras are at both entrances to the house for your safety and may record video and audio. There is also a noise monitor inside that alerts you if decibels get too high; it measures volume only and does not record conversations.
Travelling with a Baby: We provide a pack-n-play and a booster seat. There is no crib and no high chair.
Booking Limitations: Please book only for yourself and your own group. No third-party bookings without permission, and the responsible party must be staying in the suite.
Damage Protection: A damage waiver is included with your cleaning fee and covers accidental damage during your stay. Intentional damage is your responsibility. Please tell us about any damage so we can put it right for the next guests.
Rental Agreement: A link to our rental agreement will be sent to you to sign before check-in. You may also be asked to verify your identity through a third party using two-factor authentication; we do not store any of your personal data.
